does the Care takers Live on the Property?
Yes they do. In a separate house, apart from the villas. If privacy is your concern you can perfectly have it.
What do the care takers do?
They cook Nicaraguan dishes, prepare boquitas, clean the dishes, clean the rooms and common areas, maintain the pool and gardens, saddle up the horse, cut coconuts, prepare the barbecue and help you out with your errands,
Is the food included in the Price?
No, the food is not included in the Price.
We can provide a suggested food list for authentic Nicaraguan dishes . We suggest you buy most of your food and chips in Managua due to the variety and amount of products available. Once at the beach, you can buy fresh fish, shrimp, lobster at the Masachapa fish markets.

How is the area around the property?
Our beach property is located in Pochomil Viejo, it is a calm beach and uncrowded residential area. Pochomil is at about a 5 minute drive, this popular Nicaraguan beach, where a lot of people go and there are many beachfront restaurants. Most of them serve the typical Nicaraguan dishes. At a ten minute drive from our property in the same direction there is a fisherman’s town called Masachappa. Which has more restaurants, grocery stores, fruit markets, pharmacies, atv rentals, pizzerias and also a resort called Montelimar which has a casino, Nicaraguan live shows, spa and entertainment.
Will Mosquitoes and bugs eat us alive?
Usually not. We recommend taking some repellent just in case.
Is tap water in Nicaragua drinkable?
For locals that are used to it yes. We recommend buying purified water bottles.
Should I Rent a Car?
We highly recommend renting a car.
Is a 4x4 necessary?
We recommend it during the rainy season. It’s worth t if you plan to take day trips to exotic destinations.
What about Phones, TV, DVD, Sound System and Internet?
Tv’s and DvD are available in the villas. We recommend bringing movies. There is a sound system geared up to plug Ipods. There is no cable tv in our villas. If internet is very important during your stay, we can arrange a usb internet device for you or you can visit the internet café in Masachapa town. We will also provide a mobile phone so you can receive national and international calls for free. To make calls you must buy a pre paid phone card in Masachapa.
Are there any Nearby sites or Attractions?
There are some things to see like the colonial city of Leon and the volcanic chain. Granada is also about one hour and a half away as well as Catarina , San Juan de Oriente, Apoyo Lagoon, Masaya and Mombacho Volcanoes, Masaya artisan market. Is the Surf Any Good?
In Front of the property there are two Beach Breaks for your own. Nearby there are also two unbelievable breaks , San Diego and Puerto Sandino that can be reached by boat, it’s a a 600 meter long Left Made by a sand bar, it’s about 1 km into the ocean.
Are power blackouts normal in Nicaragua?
Depending on the season and the energy institution. We never know when they take place, it’s uncontrollable. Sometimes there are no cuts sometimes there are! There is a Generator in the property which uses gasoline and powers fans and equipment of 110 V. We will provide the first load of fuel.
What if I get a Flat tire?
You should look in masachapa for signs that say VULCANIZADORA, that means they change tires and spare air. This place is just before the bridge going from Masachapa to Pochomil.
If I have an emergency, what should I do?
Tell the house keepers to take you to the Centro de Salud, it’s a small informal hospital, basically for cuts. If you have a fever or stomach ache you visit the doctor in Montelimar beach resort near Masachapa. If you have a serious emergency head to Managua to Hospital Metropolitano. How do I guarantee and pay for my reservation?
In order to guarantee your reservation a 50% deposit must be made to our bank account in Nicaragua. The remaining 50% is given to the house keeper upon arrival.
Are there cancellation fees or policies?
Cancellation must be made one month before arrival date, the 50% deposit is non refundable, If this was the case , you can use your deposit money for your stay on a different date.
.What Restaurants or bars can I Visit in the area?
Next to our place there is a Rancho Restaurant, in pochomil , the beach next door there are about 30 beachfront restaurants. There is also a nice Restaurant in Hotel Vista Mar and in Montelimar. In Masachapa you can go to Restaurant Terrazas, Summer, pizzeria and others you will see.
If I Have a late Arrival or Early Departure , where should I stay?
